There is no municipal water or sewer at all

The township is explicit: there are no full municipal sewage and water services within the township, and Bonfield obtains its drinking water entirely from private communal or individual wells, with the expectation that this continues for the foreseeable future.

Every project here is therefore a private services project. Septic permits come from the North Bay-Mattawa Conservation Authority rather than the township, and the septic bed and its setbacks shape site layout the same way they do in Corbeil. It is the cleanest contrast with Mattawa, twenty minutes further east, where the town core does have municipal water and sewer.

Steep slopes are a named, mapped hazard

Most municipalities have generic slope policies. Bonfield's background reporting is more pointed: the province has identified many lots with steep slopes within the township, treated as hazardous sites under provincial policy alongside unstable soils and unstable bedrock.

For excavation and hardscaping that is a real design input. A steep lot changes access, changes how a retaining wall has to be engineered, and can require geotechnical work before anything is built. It is worth establishing early rather than discovering it partway through a quote.

The bedrock beneath is felsic igneous rock, migmatitic rock and gneiss. The township also has secondary sand and gravel resources, and a candidate area of natural and scientific interest based on a moraine shoreline and kame, both of which are glacial sand and gravel landforms.

Two of the lakes are at capacity

A 2017 lake capacity assessment determined that Talon Lake and Kaibuskong Bay are at capacity and cannot accommodate increased development without negative ecological impact. That is a hard constraint on new lakefront development rather than a guideline, and it is the sort of thing worth knowing before making plans for a waterfront lot.

Waterfront matters a great deal here. The township's own planning background notes that waterfront lots sit predominantly outside the hamlet settlement areas, along Lake Nosbonsing, Lake Talon and Kaibuskong Bay, and that private waterfront use including landscaping, property maintenance, rules for accessory structures and protecting shoreline views are of importance to the township.

The conservation authority's 30 metre shoreline jurisdiction is written directly into Bonfield's own zoning, which required shipping containers to sit beyond the 30 metre setback over which the authority has jurisdiction.

A small township that is growing fast

Bonfield's population rose 7.8 percent to 2,146 at the last census, and the township's own history page notes it is seeing the highest per capita population growth of any community in the Nipissing district. Planning projections put it at around 1,037 households by 2046, roughly six new dwellings a year.

The housing stock tells you what kind of work is here: 1,080 dwellings but only 889 occupied by usual residents, so roughly 190 are cottage stock, and 825 are single detached. Construction accounts for about 12.5 percent of employment in the township, behind health care and retail.

One correction worth making, because it is easy to get wrong: Bonfield does not front the Ottawa River. The 2019 and 2026 Ottawa River flooding is Mattawa's story, not Bonfield's. Bonfield did declare a state of emergency in July 2008 over storm damage.

Hamlets, and a piece of railway history

Bonfield has two hamlets, Bonfield and Rutherglen, plus Blanchard's Landing and Grand Desert. Rutherglen sits directly on Highway 17 with no turn-off; the village of Bonfield is reached by Highway 531, a road only 3.5 kilometres long with no intersecting roads.

The township was founded in 1882 as Callander Station, where the Canadian Pacific line crosses the Kaibuskong River, and it is the site of the CPR's first spike. It is part of Mattawa Voyageur Country, and Mattawa River Provincial Park lands run along Lake Talon.
