Manufacturer warranties on pavers, blocks and fixtures pass to the property owner, and the paperwork is handed over at completion. Edwards will help chase a manufacturer claim even though it is not an Edwards warranty, because the homeowner should not be stuck in the middle.
Why three years matters here specifically
A one-year warranty on hardscaping in Northern Ontario is close to meaningless, and it is worth understanding why before comparing quotes.
Badly built hardscape rarely fails in its first summer. It looks perfect the day it is finished and it usually looks fine in September. It fails after the ground has frozen and thawed. Water gets into an under-compacted base, freezes, expands, and lifts. Come spring the surface has heaved in one place and settled in another, joints have opened, and edges have started to walk. That is the first honest test the work gets, and it happens months after the crew has left.
A twelve-month warranty can expire before the second freeze-thaw cycle. Three years covers three of them, which is long enough for a base problem to have shown itself if there is one. That is the point of the term rather than a marketing number.
What is covered
- Base preparation and compaction. Depth, material and compaction in lifts.
- Drainage. Including drainage designed and installed behind retaining walls.
- Grading. Water moving away from the building rather than toward it.
- Setting and jointing. Pavers, slabs and stone laid true and jointed properly.
- Edge restraint. Edges holding rather than spreading under load.
- Structural workmanship on decks, steps and built structures.
What is not covered
Stated plainly, because a warranty that pretends to cover everything covers nothing.
- Normal wear, and settling within normal tolerances.
- Damage caused by others, including other trades, equipment, vehicles or snow removal.
- Alterations made by anyone else after completion.
- Ground movement outside the scope of the work performed, for example where a homeowner declined recommended drainage.
- Failure to maintain the work as advised at handover.
- Manufactured products themselves, which carry their own manufacturer warranties.
